Where does Veredos operate?

We launch in a single London cluster — Hackney, Islington, Camden, Tower Hamlets and Newham — and only expand to a new borough once we have enough vetted engineers covering it that any property in the cluster will be matched within hours, not days. Adjacent boroughs are onboarding through 2026.

What does the name Veredos mean?

It's a quiet portmanteau of two Latin roots: verus (true, genuine, vetted) and dos (a gift or formal offering). Together: "the true offering" — or, less poetically, a verified service. Which is exactly what we sell.

When can I sign up?

Accepted Answer

We're onboarding our first design partners now. Join the waitlist and we'll let you in as we open seats borough by borough. Design partners get founder-level pricing and a direct line to the team.

Question 4

Which compliance items does Veredos track?

Accepted Answer

Gas Safety (CP12), EICR, EPC including MEES warnings on F/G ratings, PAT testing, Legionella risk assessments, smoke and CO alarm checks, HMO licence renewal, and fire risk assessments for HMOs and blocks. Each item has its own renewal cycle, severity weighting and document trail.

Do you handle HMO licensing properly?

Yes. Property type, occupant count, household count, licence type (mandatory, additional, selective), licensing council and expiry date all live as first-class fields. Council-specific rule logic — the byzantine differences between, say, Newham and Camden — is on the roadmap; tracking, alerts and document storage are already here.

Question 6

What happens when something is overdue?

It moves into the Overdue band on the dashboard, contributes negatively to the property's compliance score, and triggers daily escalation to the organisation admin until resolved. We don't let overdue items go quietly.

Question 7

I have five flats and a part-time job. Is Veredos overkill?

Accepted Answer

No — that's exactly the audience we built for. Five properties is the size where spreadsheets start failing and a missed CP12 is genuinely expensive. Veredos collapses the admin to a phone that buzzes 30 days before anything matters.

Can I import my existing certificates?

Accepted Answer

Yes. Add properties via CSV or one-by-one, then drag-and-drop existing certificates into the document vault. Confirm the completion date once and the renewal clock takes over from there.

We already use Reapit / Jupix / Alto. Will Veredos integrate?

Accepted Answer

CRM integrations are on the roadmap for phase two (months 4–6 after launch). At MVP, Veredos sits alongside your CRM as the compliance source of truth. Most of our design partners use it the same way they use a separate accounting product.

Can I onboard our entire book at once?

Accepted Answer

Yes. Bulk import via CSV with HMO-aware fields, tag properties by client or borough, and set notification preferences per user. We'll help you migrate during onboarding — that's part of the design-partner relationship.

How does engineer vetting work?

Accepted Answer

Manually, by humans, in an interview. We verify Gas Safe / NICEIC / NAPIT / ELECSA / Stroma certifications against the issuing register, confirm public liability insurance and expiry, and reference-check on jobs you've completed in the last 12 months. We then watch performance: response time, completion rate, customer ratings, certificate quality.

How do I get paid?

At MVP, customers pay you directly — Veredos issues an invoice on your behalf and stays out of the cash flow. Stripe Connect payouts arrive in phase two, when we add escrow and dispute handling.

What does Veredos cost?

Accepted Answer

We're finalising pricing through the design-partner programme. Expect a per-property monthly fee for landlords and a tiered subscription for agencies, plus a small commission on engineer bookings. Design partners lock in founder-level pricing for life. We'll publish a public pricing page when we open the gates wider.

Are there hidden fees for the engineer marketplace?

Accepted Answer

No. The platform fee is a single, transparent percentage on the completed job value, paid by the engineer. There is no hidden mark-up on quotes, no payment-processing rebate, and no "featured listing" tier. We don't auction your work.

How is my data protected?

Accepted Answer

All certificate documents are encrypted at rest with AES-256 and accessed via signed, time-limited URLs. We're ICO-aligned and GDPR-first. We use Supabase Postgres with row-level security so an organisation can never see another organisation's data — and we test that policy regularly.

Where does my data sit?

On UK or EU regional infrastructure, never replicated to non-adequate jurisdictions. Compliance records are retained for seven years to match HMRC retention requirements; you can request deletion of personal data outside that period at any time.
